Katia Fernandez has been licensed in the state of Florida since 2002 and brings over two decades of specialized experience in residential pre-construction and new construction luxury condominiums. What truly sets Katia apart is the depth of her developer-side knowledge — she has spent the majority of her career working as an inside sales agent with some of the most prestigious real estate developers in Florida, including Related Group, Two Roads, BTI Partners, and Valor Real Estate Development. This insider experience gives her an unparalleled understanding of the pre-construction and new construction process — from contract structure and developer incentives to construction timelines and delivery expectations — knowledge that translates into a decisive advantage for her buyers.

Previously based in Miami, Katia relocated to the South Tampa area in April 2019, recognizing the region’s immense growth potential. She specializes in residential pre-construction and new construction luxury condominiums in the $800,000+ range and offers smart, innovative, real-world insight that extends well beyond the Tampa/St. Pete's market.

When it comes to client service, Katia’s approach is straightforward: it’s all about organization. “You have to take your time and listen to what a client wants and needs, but you also have to respect their time by being efficient in narrowing down their search.” That detail-oriented methodology has defined her career. Katia has worked with high-profile clients across entertainment, business, and beyond — and considers the privacy and discretion of every client to be of the utmost importance. She has sold over $150 million in new development, including the one and only penthouse at Elysee Miami during its pre-construction phase. She has earned top-producing recognition throughout her real estate career and was previously honored for outstanding sales performance in both life insurance and medical devices.

Katia and her parents relocated to Miami from Cuba in 1991, and she holds a Bachelor’s Degree in Business Administration with a concentration in Organizational Management from Carlos Albizu University. Like so many who call Tampa home, she loves the city’s cultural diversity, vibrant culinary scene, beautiful beaches, and warm community — experiences she enjoys sharing with her family. Outside of work, she can often be found fishing, scuba diving, or crafting a new recipe in the kitchen.
